Esta percentagem reflete a propor\u00e7\u00e3o do valor do empr\u00e9stimo em rela\u00e7\u00e3o ao valor do im\u00f3vel.<\/p><p>Agora, o que torna o LTV t\u00e3o relevante no processo de cr\u00e9dito habita\u00e7\u00e3o? Quanto maior o LTV, maior o risco para o banco ou institui\u00e7\u00e3o financeira que concede o empr\u00e9stimo. Isso ocorre porque, com um LTV elevado, o mutu\u00e1rio tem menos capital pr\u00f3prio investido na propriedade, o que aumenta o risco de incumprimento do empr\u00e9stimo.<\/p><p>Por conseguinte, um LTV mais elevado pode resultar em taxas de juro mais altas, condi\u00e7\u00f5es de empr\u00e9stimo menos favor\u00e1veis ou at\u00e9 mesmo a recusa do empr\u00e9stimo.
